Hawaii Dream Condos at Kona Coast Resort/Keauhou Gardens
Policies
Number of Guests:
- The condo base rental rate is for 4 guests but it can accommodate up to 8 guests using three bedrooms and a sofa bed in the living room. The fee for extra guests above 4 is $15/person/night.
- Children under two years of age are guests but are not included in the rental charge.
Deposit and Payment:
- A non-refundable deposit of 20% of the total rental amount must be received to confirm a reservation.
- Full payment of the rental balance due is required no less than 30 days prior to the check-in date.
- A security deposit of $250.00 is also required and will be credited back within 14 days of checkout based on the condition of the condo.
Cancellations:
- Cancellations made more than 60 days prior to the check-in date can have the deposit applied to a stay at the condo within one year of the original check-in date.
- Cancellations made less than 60 days prior to the check-in date will forfeit all deposits.
- Cancellations made less than 30 days prior to the check-in date will forfeit all deposits and rental balance due payments.
Cleaning Fees:
- All reservations have a check-out cleaning fee of $170.00.
- Stays of more than 10 days will have additional interim cleaning fees every ten days. For example, if you had reserved the condo for 28 days, you would be charged for three cleanings total - two interim cleanings and one check-out clean.
Check-In/Checkout:
- Check-In Time is at 3:00 PM.
- Checkout Time is at 11:00 AM.
- We cannot accommodate earlier check-ins or check-outs because we often have parties departing and arriving on the same day.
Air Conditioning:
- Air conditioning is available at a rate of $15 per day. Air conditioning is required from June 1st through October 31st and is optional for all other dates.
General Policies:
- Please make sure that all keys are left behind at the condo. We charge a $25.00 replacement fee for each lost key.
- Our condo is a non-smoking unit. If you need to smoke, please do so outside of the condo.
- We allow a maximum of eight overnight guests in the condo. With more than four guests, a $15 fee per additional guest is charged per day.
- We charge a fee of $15.00 for any missing beach or bath towels upon checkout.
Five night minimum Stay and Exeption Policies: We will make an exception to our five night minimum stay requirement under any of the following conditions:

 Your booking dates fill in gaps of less than five nights in the calendar. For example in the calendar below, a guest party can stay for three nights if they arrive on July 22 and depart on July 25.

 Your booking dates are adjacent to another booking. For example in the calendar below, a guest party can stay for any number of nights if they arrive the same day that the previous guest party is leaving (June 17) or if they leave the same day the next guest party is arriving (June 29 - in this case your last night would be June 28).

 Your dates of arrival are within the next three weeks. We like to book all of the open dates in our calendars so we often provide last minute booking special rates and will waive our minimum stay policy if your first day of staying with us is less than 21 nights from today.
